How much deposit do I need to buy my first home?

Many lenders accept a deposit from 5% of the purchase price. A larger deposit can give you access to a wider range of mortgages. The right amount depends on your circumstances and the lender’s criteria.

How much could I borrow for a mortgage?

Lenders look at your income, regular outgoings, credit history and deposit. Our Maximum Mortgage calculator gives an indicative estimate — it isn’t a guarantee of what a lender will offer.

What is a Decision in Principle?

A Decision in Principle is a lender’s initial indication of how much it may be willing to lend, based on the information you provide and usually a credit check. It is not a mortgage offer and does not guarantee you’ll be approved later.

What costs should I budget for when buying my first home?

As well as your deposit, budget for legal fees, surveys, any lender or broker fees, Stamp Duty Land Tax where it applies, and moving costs. See our fees and our homebuying tools for more detail.

When should I speak to a mortgage adviser?

Ideally before you start viewing homes, so you have a realistic idea of your budget. You can also speak to us any time you have a question about your options.
